OUR HISTORY

CWB Property Management was founded in October 1990. The founding partners had a variety of educational backgrounds including banking, corporate finance, IT, engineering, economics, and accounting.

While our original focus was in the area of managing apartment complexes, we quickly segued into the Crowne Plaza Dublin Ohioacquisition and management of hotels in the central midwest, including the states of Michigan, Indiana, Ohio, Pennsylvania, and Kentucky

Our objectives have always centered on the syndication of investment opportunities, providing an astute level of management for a variety of investors.  Our record of providing handsome returns for our investors speaks for itself, with  cash on cash returns to investors averaging sixteen percent. In syndications where properties were purchased, renovated, and then sold, the average return over the holding period has been in excess of 30 percent. 

An example: in 1993 a hotel in Jackson, Michigan was purchased in a very poor state of repair with 13 percent occupancy. CWB carefully renovated the property and managed it to an occupancy of 63 percent before selling it for a $700,000 profit. 

A second example is a hotel in Monroe, Michigan. CWB bought it as a distressed property from a local bank, improved the operations and occupancy and sold it for $750,000 more than the original cost.

In each of the two preceding examples the investors received a return of more than 200% above their original investment, more than 40% per annum over the hold period.

In 1991, the company purchased Knights Inn in Seymour, Indiana. The property was successfully managed over the next five years averaging  a 35% return each year. In 1996, the company refinanced the first mortgage on the property and returned to the investors every penny of their original equity.Crowne Plaza Dublin Ohio

In today’s hospitality industry environment, franchises are rarely granted to companies whose only qualification is possession of sufficient capital to build or acquire a hotel. You must be qualified by the franchisers as an operator or you must employ a qualified operator in order to get a franchise.

CWB Property Management is has been listed as a qualified operating entity for a broad range of hotels including, but not limited to, Crowne Plaza, Holiday Inn, Holiday Inn Express, Ramada Inn, Hampton Inn, Best Western and the full range of Choice Hotel products such as Quality Inn and Clarion.
